EUSTON RESIDENTS DON’T WANT TO BE LEFT BEHIND
Residents of Euston and surrounding areas want to make sure their local neighbourhood is not left behind, following the redevelopment of Kings Cross, according to a report issued today by Sydney & London Properties.
In 2006, Sydney & London Properties undertook an extensive consultation with local stakeholder and community groups. The report was refreshed in 2007/8 following further consultation with key stakeholders and community organisations.
The report was published as Network Rail works with their preferred developer, British Land, to formulate their plans for the redevelopment of Euston Station.
The consultation was conducted among community groups, business associations, elected representatives, religious communities, trade unions, the police and local residents. The report, which was delivered to Network Rail and British Land last week, says local residents want the developer to:
· Pull down the Podium building which obscures the station view from Euston Square Gardens and the Euston Road
· “design out” crime from any future development
· make it easier for passengers to move between bus, taxi, tube and train modes of transport
· improve Euston’s retail offer so that it serves local residents as well as travellers
· Create a modern station that ‘joins-up’ all forms of transport in the area
· Use a major redevelopment of the Euston area to build much needed social and key-worker housing
Richard Anning, Managing Director of Sydney & London Properties said:
“This report gives a voice to the people who live and work near Euston. Any redevelopment will have to take account of their essential interests, so that a scheme can be delivered which is not only commercially viable but also having regard for the interests of the local community”.
“As we have seen at Kings Cross St. Pancras, gone are the days when major transport hubs are merely a structure where people alight or depart. In the twenty-first century the area around a station can be a destination in itself.
“We believe that the redevelopment of Euston Station and the Euston Estate could genuinely transform the area and the prospects of the workforce living in communities nearby lifting the quality of the entire Euston area so that it becomes a more attractive place to work, live and shop.
“The local community has made it clear they are looking for a joined-up comprehensive redevelopment of Euston Station and the surrounding areas. We have already fed these conclusions back to Network Rail and their development partner British Land so that a scheme can be delivered which is not only commercially viable but also acceptable to the local community.”

NOTES TO EDITORS
Sydney & London Properties Ltd manages the Euston Estate, comprising four office buildings fronting Euston Station: Grant Thornton House, 40 Melton Street, One Eversholt Street and the Podium totalling over 350,000 sq ft.
Euston is the last major rail station in London with substantial redevelopment opportunities. The Euston Estate forms the main entrance to this development opportunity.
By 2015 an estimated 75 million passengers a year will pass through the overland rail interchange of Euston. This figure will be comparable to the number of travellers passing through Heathrow Airport.
