Acquisition Policy

The danger of creating a rigid policy is that profitable opportunities will be missed as introducing agents may not consider them appropriate for us. Our experience from nearly 20 years is the best guide as to what we should do. The company has invested in all the home counties of the UK, Republic of Ireland and France.

The Key Drivers

Since inception, Sydney & London has invested in all of the property sectors, developed both retail and distribution estates, refurbished office and retail schemes and added value to investment portfolios. In recent years, the Company has developed expertise in investment maximisation at major transport hubs, and is keen to add to its portfolio of transport hub related property.

The key drivers in making a decision are: -

  1. The underlying property factors.
  2. The quality of the tenants.
  3. The length of the income stream.

The strength of each of these components affects our approach. A short term income stream with a good property is interesting, but a short term income stream with a poor property may not be.

Decision Making Process

A swift and definitive decision is always made.

  1. Decision to pursue or reject introduction usually made within 24 hours.
  2. A Board decision can be made within 24 hours.
  3. As soon as terms are provisionally agreed and before the “Heads of Terms” are confirmed, all inspections are programmed so that they can be completed within a week of Heads of Terms confirmation.
  4. Exchange of contracts is usually within 3 weeks and completion shortly thereafter.

Fees

Full introductory fees are payable to introducing agents and, dependent upon the circumstances, the property management and subsequent disposal of the single asset can be discussed.
